Home Owners Associations (HOA)

If you'd like specific information about activities in your neighborhood, the Home Owner's Associations are a good source of information such as swimming pool hours and neighborhood activities. For Kingwood, most individual villages or neighborhoods have their own association and then there is a central Kingwood Service Association that provides services for the entire Kingwood community.

Resale Certificates

Detailed information regarding Resale Certificates or Delivery of Subdivision Information to an Owner is outlined in the Texas Property Code Section 207.003. This code entitles an owner to receive copies of any document that governs the establishment, maintenance, or operations of a subdivision, including, but no limited to, restrictions, bylaws, rules and regulations, and a resale certificate from a property owners' association.  These documents must be made available to Buyers by the property owners' association or the association's agent upon request, however, there may be a fee.

 Information contained in resale certificates generally fall into three categories:

• Information about the home owners association, such as any right of first refusal the home owners association has on the sale of property, pending lawsuits against the home owners association, insurance coverage, and health and housing-code notices received by the home owners association.
• Financial aspects of the home owners association, such as the amount and frequency of regular and special assessments, capital expenditures and reserves, and the association's operating budget.
• Information specific to the homeowners' piece of property, including amounts due and the frequency, or that will be due to the association and conditions of the property that are in violation of the deed restrictions.
• The style and cause number of lawsuits to which the property owners' association is party, other than lawsuits relating to unpaid ad valorem taxes of an individual member of the association.
